What People Say About Kingsley Design & Drafting Northern Beaches
“Kingsley Design & Drafting drew the plans for our new home on a sloping block at Freshwater. They worked out how to get the living areas facing the right way, talked us through what council would want and had the drawings finished when they said. Our builder priced it off the set without a single question.”
★★★★★
– Michael L., Freshwater
“We added a second storey to our place at Newport and needed someone to handle the design, the drawings and the council side. Kingsley Design & Drafting measured the existing house properly, found more floor area than we thought we had, and kept us posted the whole way through assessment. Very easy to deal with.”
★★★★★
– Linda G., Newport
“We wanted a granny flat behind the house at Belrose and had no idea what the block would allow. They checked the setbacks and the bushfire requirements first, then drew a plan that fitted and got through approval without a fuss.”

The Northern Beaches Trusted Building Designers and Draftsmen
Kingsley Design & Drafting is a residential drafting and building design practice working across the Northern Beaches. We draw plans for new homes, additions, granny flats, kitchens, bathrooms, pools, decks, carports, garages, driveways and retaining walls, and we lodge the council paperwork that goes with them.
Beaches blocks are rarely flat and rarely square. Steep fall to the rear, a battle axe handle, a bushfire prone boundary against the reserve or a view line the neighbour will defend, all of it changes the design before a single wall is drawn. We measure the site ourselves and design around what is there.
Builders on the peninsula price our drawings every week and homeowners come back for the next stage. If you want a building designer Northern Beaches locals can reach after handover, start with a conversation about your block.
COMMON QUESTIONS ABOUT DRAFTING AND BUILDING DESIGN
Frequently Asked Questions
What does a building designer on the Northern Beaches do?
A building designer works out what suits your block, then documents it well enough to be approved and built. That runs from the concept layout through the site plan, floor plans, elevations, sections and the technical notes your builder relies on. The council side sits with us too, so one set of drawings carries both the development application and the construction certificate. For most residential work on the Northern Beaches that covers the whole path from first idea to a builder on site.
Why hire a draftsman instead of an architect?
A draftsman gives you practical, council ready drawings at a lower cost, which fits most small and medium residential projects. Our weeks go on granny flats, additions, carports, pools and retaining walls between Manly and Palm Beach, which means we know what an assessing officer wants to see and what earns a request for more information. A bespoke architectural house is worth an architect fee. A project that needs approval and a buildable plan set is faster and cheaper through us.
What is a Development Application and when do I need one?
A Development Application asks council for permission to build on a property or change how it is used. New homes, additions, granny flats, pools, retaining walls, decks and outdoor buildings usually need one. The lodgement itself carries site plans, elevations, shadow studies, engineering input and a written case for the scheme. We assemble that package so it reads clearly to the officer assessing it and does not stall halfway through waiting on a document nobody sent.
How long does DA approval take on the Northern Beaches?
It depends on the project and how complete the lodgement is. Smaller works such as decks, carports, driveways and retaining walls generally run around 6 to 8 weeks. New homes and granny flats are closer to 10 to 14 weeks. Sites in bushfire prone land or near the foreshore attract extra referrals and take longer again. Most of the delay we see comes from thin documents, so we lodge a full set and answer council questions on your behalf while it is open.
Why do I need a Construction Certificate?
A Construction Certificate confirms that the approved plans comply with the Building Code of Australia and the Australian Standards that apply. You need one issued before work starts on site. Everything technical sits at this stage, structure, fire separation, waterproofing and energy performance. We put the CC documents together and keep your engineer and certifier moving in step, so there is no dead time between approval landing and the first delivery arriving on site.
Can I combine several small jobs in one application?
Often, yes. A pool and a retaining wall, or a deck and a carport, can go in together when they form part of the same works on the same site. One lodgement usually costs less and takes less time than two. Before we draw anything we ask what else is planned over the next year or two, then document the lot as a single coherent package wherever the controls allow it. It also stops a later stage clashing with what has already been approved.
What is included in a granny flat drafting service?
You get a site plan, floor plan, elevations, sections and the lodgement documents for either complying development or a development application. Before any of that is drawn, the design gets tested against zoning, setbacks, height, site coverage and private open space. On the Northern Beaches we also check bushfire prone land mapping early, because it changes construction requirements and the approval path. From concept to lodgement we run each step, so the finished set is ready for a builder to price.
What is included in a bathroom design and drafting service?
Our bathroom draftsman draws the room layout, fixture setout, waterproofing and tiling dimensions, plus any structural or services changes the new layout needs. Most bathroom work sits under complying development or is small enough to need no application at all, though we confirm that against your project rather than assuming. The finished plan hands your builder, plumber and waterproofer one set of numbers, which is what keeps a wet area rebuild on schedule.
Do I need council approval for a kitchen renovation?
A kitchen renovation that stays inside the existing floor plan usually needs no application. Take out a wall, change the structure or push the footprint out and it generally does. Either way our kitchen draftsman draws the floor plan, joinery elevations and services layout, so the cabinetmaker, plumber and electrician build from the same drawings. We confirm which approval path applies before anything is ordered or demolished.
What plans do I need for a new custom home?
A new home needs the full set, site plan, floor plans, elevations, sections and the DA or CDC documentation, drawn around your levels, orientation and the planning controls on the land. On a sloping Beaches block that also means cut and fill, retaining and stormwater resolved on the drawings rather than left to the builder. Our custom home designer coordinates the consultant reports alongside the drafting, so what you approve is what can be built.
Do I need approval for a swimming pool?
Almost always, yes. Councils assess pools on setbacks, excavation, drainage, and barrier and fencing compliance, and it is those details that hold applications up rather than the pool shell itself. Our pool draftsman documents levels, barrier design and the distances to boundaries and structures for new pools, rebuilds and the landscaping around them. On a steep block the retaining and the drainage get drawn at the same time, because council will ask about both.
Do you draw plans for decks, verandahs and pergolas?
Yes, in timber or steel. The set runs from levels on the ground through framing layouts, footing details and elevations. Where it sits relative to the boundary, how the roof meets the house and what the neighbours will see over the rail are all settled on paper first. Close to the water, fixings and finishes have to survive salt air, so we specify accordingly. The drawings suit a DA, a CC or a complying development certificate.
Are retaining wall plans really necessary?
Usually, yes. A retaining wall changes drainage, loading and stability across the block, so council wants the height, materials, footings, drainage and engineering shown. Anything over a modest height, or close to a boundary, almost always needs approval. Given how many Northern Beaches blocks fall steeply front to back, walls turn up on more projects here than most. We draw wall sections and levels your engineer can certify and your builder can set out from.
Do I need approval for a driveway or crossover?
You do once vehicle access, the grade or the kerb line changes. Council rules on the property side, the road authority on the street side, and both have standards for transitions, sight lines and stormwater. Steep frontages are common up here, and a grade change that reads fine on paper can still catch a low car. We draw cross sections, materials, levels and the crossover setout for your address, so it is assessed once and poured once.
When is approval needed for a backyard studio or shed?
In New South Wales a small structure can be built as exempt development, but height, floor area, boundary distance and zoning all have to line up. Push past any of those limits and approval comes first. Blocks backing onto reserve or mapped as bushfire prone have tighter requirements again. We check your land against the current rules, tell you which path applies, then draw the site plan, elevations and floor layouts for the studio, workshop or garden room.
Do you work with Northern Beaches Council?
Yes. The peninsula sits under one council, and we lodge with it constantly, from Manly and Balgowlah through Dee Why, Collaroy and Narrabeen up to Avalon and Palm Beach. We check setbacks, height limits, floor space ratio and landscaped area for your specific address before design starts, and we know which sites pull in extra referrals for bushfire, foreshore or vegetation. Getting that right at lodgement is what keeps an application moving.
Can you help with renovation and extension approvals?
Yes, and it is a large part of the work here, much of it on original Beaches cottages that have been added to once already. We start by measuring what is standing, including the odd floor levels and the roof that was never square, then draw the new work over it, bring an engineer in where the structure changes and prepare the council documents. Accurate existing conditions are what keep the surprises off the site.
How much does drafting cost and how do you quote?
We quote a fixed fee once the site, the scope and the approval path are clear, so the cost is agreed before drawing starts instead of climbing on an hourly rate. Council lodgement fees, engineering and certifier charges are separate and paid to those parties, and we tell you what to expect for each so the full budget is visible from the start. If the scope changes later, we price the change before doing it.
Do I need council approval to build a garage?
It depends on the size, the position, and whether you are building new or converting existing space. How far it sits from the street and how much of the block is already built on usually decide whether a garage needs a full application or can run as complying development. On a narrow or steep frontage the driveway grade can settle it instead. Our garage draftsman details the slab, the framing and the door openings next to the site plan, so the set matches what the block will carry.
Is a carport considered exempt development?
Sometimes. It turns on size, height, position and how close the carport sits to the street frontage or a boundary, and on many Beaches blocks the front setback is what rules it out. Go past the limits and approval is needed before you build. Our carport draftsman measures the frontage, tests it against the current standards, then details the footings, the framing, the roof falls and the setbacks so the drawings suit whichever approval path applies.
Can you design around a bushfire prone or sloping block?
Yes, and a good share of Northern Beaches sites are one or the other. Land mapped as bushfire prone needs an assessment that sets the construction level, which then drives materials, glazing, screening and detailing on the drawings. A steep block brings cut and fill, retaining, access and stormwater into the design from day one. Both are cheaper to solve on paper than on site, so we resolve them before the plan set is finalised.

Council Approvals Across the Northern Beaches, DA and CC
Approval is mostly a paperwork problem. Get the drawings and the supporting documents right at lodgement and a development application or construction certificate moves through assessment without drama.
One council covers the whole peninsula, and it applies its planning controls consistently, so what stalls an application here is usually the site rather than the rules. Slope, tree cover, bushfire prone land, foreshore setbacks and stormwater all get checked against your address before we design anything.
From site analysis through to lodgement we run the full process for both a DA and a CC. Fewer requests for more information, fewer knockbacks, and a shorter wait before your builder can start. When the assessing officer calls, they call us.
You will always know what stage your application sits at and what happens next. Council paperwork is our job, not yours.

Complete Drafting and Building Design Services on the Northern Beaches

Custom New Home Designs
As your custom home designer, we take a block, a budget and a brief and turn them into a full set of new home plans. Levels, aspect and the controls on the land shape the floor plans, elevations and sections, which is why what you sign off is what can be built.

Home Extension and Renovation Drafting
Ground floor additions, second storey extensions and full renovations start with our home extension draftsman on site with a tape. New work has to meet the old roof line, floor levels and structure, and that only lands cleanly when the existing house is drawn accurately first.

Granny Flat Design and Drafting
Granny flats and secondary dwellings live or die on setbacks, site coverage, privacy and landscaped area. As your granny flat draftsman, we design to those numbers from the first sketch, then document the job for complying development or a full application.

Outdoor Building and Studio Drafting
Studios, home offices, cabanas and workshops need slab details, framing, services and boundary distances on the drawings. Size, height and position decide whether yours is exempt or needs approval. As your outdoor building draftsman, we sort that out before drawing starts.

Swimming Pool Design and Drafting
What holds a pool application up is rarely the pool. As your pool draftsman, we set out the excavation, the finished water level, the safety barrier, where the water goes and how close the shell sits to fences and footings, on new pools, rebuilds and the paving and planting around them.

Retaining Wall Plans and Sections
Hold a slope back badly and the whole yard follows it downhill. As your retaining wall draftsman, we draw the contours, the wall sections, the loads sitting behind them and the subsoil drainage, on single walls and terraced ones, in a form your engineer can certify and your builder can set out from.

Deck, Verandah and Pergola
Decks, verandahs and pergolas run from site levels through to framing elevations and footing details. Our deck and pergola draftsman settles setbacks, roof tie in, privacy and structural spans on paper, which is what keeps the build simple once the timber lands.

Garage Design and Drafting
New builds, conversions and additions are drawn around your driveway gradient, the house style and the street frontage. As your garage draftsman, we document the slab, framing and door openings, along with the front setback rules that decide where a garage can sit.

Driveway and Crossover Drafting
Two authorities look at a driveway, the council and the road authority, and both have rules about grades, transitions, sight lines and where the water ends up. Miss them and the car bottoms out or the plans come back marked up. As your driveway draftsman, we survey the fall and draw it once.

Carport Design and Drafting
Whether it leans on the house or stands on its own, a carport needs footings sized, framing spanned, roof falls set and the front yard rules checked for your street. As your carport draftsman, we put all of that on one drawing set, the same set that goes to council and out to builders for pricing.

Kitchen Design and Drafting
Millimetres decide whether a kitchen works. As your kitchen draftsman, we set out the benches, the joinery elevations, where each appliance lands and what the plumber and sparky have to bring to it, so three trades quote from one drawing. New kitchens and rebuilds get the same treatment.

Bathroom Design and Drafting
Wet areas punish guesswork. Our bathroom draftsman measures the space, then details the waterproofing, the falls to the waste, every fixture position and the tile setout on main bathrooms, ensuites and full rebuilds. The result prices cleanly and gets signed off by a certifier.
Why Use a Professional Building Designer or Draftsman?
Plans are the instructions your builder prices, your certifier assesses and your council approves. A rough sketch is none of those things.
On a Beaches block the drawings carry more weight again, because the site is doing more work. Cut and fill on a slope, retaining behind a pool, a deck reaching out to a view, a carport squeezed into a narrow frontage. Thin drawings hide those problems until the builder finds them.
We draw plans that suit your land and the controls that apply to it. Every dimension is on the sheet, so the builder knows what to do, and the DA and CC paperwork behind them is handled here.
That is what a building designer is for. Fewer hold ups, smoother builds, and plans that get approved.
