What People Say About Kingsley Design & Drafting North Shore

“Our place at Lindfield sits in a conservation area and we assumed a second storey was off the table. Kingsley Design & Drafting drew an addition that kept the front roof line intact, matched the brickwork and got through Ku-ring-gai without a single amendment. The builder priced it straight off the set.”
★★★★★
– Andrew P., Lindfield

“We wanted to open the rear of the house at Mosman and add a deck over the fall. Two neighbours read the notification plans line by line. The drawings answered their privacy questions before council even asked, and the whole thing went through cleanly. Straight answers the whole way.”
★★★★★
– Stephen R., Mosman

“Our rear lot at Hornsby has a 3.4 metre drop to the creek line and two big blackbutts we were not allowed to touch. They set the granny flat out around the root zones, sorted the drainage on the plans and it was approved first time.”
★★★★★
– Peter M., Hornsby

The North Shore’s Trusted Building Designers and Draftsmen

Custom new home in the North Shore built from architectural plans by Kingsley Design and Drafting

Kingsley Design & Drafting is a residential drafting and building design practice working across the North Shore. We draw plans for new homes, additions, granny flats, kitchens, bathrooms, pools, decks, carports, garages, driveways and retaining walls, and we lodge the council paperwork that goes with them.

Seven councils meet across these suburbs, so the controls change street to street. Willoughby, Ku-ring-gai, Lane Cove, North Sydney, Mosman, Hunters Hill and Hornsby each read heritage, tree canopy and setbacks their own way.

Most of our work here is a second storey over solid brick or a rear addition on a battle axe lot, both of which need the existing house measured properly first.

If you want a building designer North Shore homeowners can still reach after handover, start with a conversation about your block.

COMMON QUESTIONS ABOUT DRAFTING AND BUILDING DESIGN

Frequently Asked Questions

What does a building designer on the North Shore do?

A building designer works out what suits your block, then documents it well enough to be approved and built. That runs from the concept layout through the site plan, floor plans, elevations, sections and the technical notes your builder relies on. On the North Shore it also means testing the idea against heritage conservation provisions, tree protection zones and the fall across the site before the design is locked in. The council side sits with us, so one set of drawings carries both the development application and the construction certificate.

Why hire a draftsman instead of an architect?

A draftsman gives you practical, council ready drawings at a lower cost, which fits most small and medium residential projects. Our weeks go on second storey additions, granny flats, decks, pools and retaining walls between Kirribilli and Hornsby, so we know what each of the seven councils here wants to see and what earns a request for more information. A bespoke architectural house is worth an architect fee. A project that needs approval and a buildable plan set is faster and cheaper through us.

What is a Development Application and when do I need one?

A Development Application asks council for permission to build on a property or change how it is used. New homes, second storey additions, granny flats, pools, retaining walls, decks and outdoor buildings usually need one. The lodgement carries site plans, elevations, shadow studies, notification plans, engineering input and a written case for the scheme, plus an arborist report where trees are involved. We assemble that package so it reads clearly to the officer assessing it and does not stall waiting on a document nobody sent.

How long does DA approval take on the North Shore?

It depends on the project, the council and how complete the lodgement is. Smaller works such as decks, carports, driveways and retaining walls generally run around 6 to 8 weeks. New homes, second storey additions and granny flats are closer to 10 to 16 weeks. Sites in a heritage conservation area, or with significant trees or a watercourse at the rear, attract extra referrals and take longer again. Most delay we see comes from thin documents, so we lodge a full set and answer council questions on your behalf.

Why do I need a Construction Certificate?

A Construction Certificate confirms that the approved plans comply with the Building Code of Australia and the Australian Standards that apply. You need one issued before work starts on site. Everything technical sits at this stage, structure, fire separation, waterproofing and energy performance. On a second storey over old brickwork the structural documentation matters most here, since the certifier wants to see how the new floor and roof loads reach the ground. We keep your engineer and certifier moving in step.

Can I combine several small jobs in one application?

Often, yes. A pool and a retaining wall, or a deck and a carport, can go in together when they form part of the same works on the same site. One lodgement usually costs less and takes less time than two, and it saves your neighbours being notified twice, which on close North Shore blocks is worth something. Before we draw anything we ask what else is planned over the next year or two, then document the lot as a single package wherever the controls allow it.

What is included in a granny flat drafting service?

You get a site plan, floor plan, elevations, sections and the lodgement documents for either complying development or a development application. Before any of that is drawn, the design is tested against zoning, setbacks, height, site coverage and private open space. On the North Shore we also check the tree canopy on and next to the block early, because a protected root zone can move a granny flat 2 metres and change the whole layout. From concept to lodgement we run each step.

What is included in a bathroom design and drafting service?

Our bathroom draftsman draws the room layout, fixture setout, waterproofing and tiling dimensions, plus any structural or services changes the new layout needs. In an interwar or Federation house that means checking joist spans, floor levels and where the existing stack runs before the fixtures move. Most bathroom work sits under complying development or needs no application at all, though we confirm that against your project rather than assuming.

Do I need council approval for a kitchen renovation?

A kitchen renovation that stays inside the existing floor plan usually needs no application. Take out a wall, change the structure or push the footprint out and it generally does. In older North Shore homes an internal wall is often carrying the roof, so we check that before anything is quoted as a simple removal. Our kitchen draftsman draws the floor plan, joinery elevations and services layout, so the cabinetmaker, plumber and electrician build from the same drawings.

What plans do I need for a new custom home?

A new home needs the full set, site plan, floor plans, elevations, sections and the DA or complying development documentation, drawn around your levels, orientation and the planning controls on the land. On a North Shore knockdown that also means retaining, stormwater and tree protection resolved on the drawings, and a street elevation that sits comfortably next to the houses either side. Our custom home designer coordinates the consultant reports alongside the drafting.

Do I need approval for a swimming pool?

Almost always, yes. Councils assess pools on setbacks, excavation, drainage, and barrier and fencing compliance, and it is those details that hold applications up rather than the pool shell. On a block that falls to the rear, the pool usually brings retaining and drainage with it, so we draw all three together. Where a mature tree sits near the excavation an arborist report is normally needed as well, and we build that into the set before lodgement.

Do you draw plans for decks, verandahs and pergolas?

Yes, in timber or steel. The set runs from levels on the ground through framing layouts, footing details and elevations. Decks here often sit high off a sloping yard, which puts balustrade heights, privacy screening and the outlook into neighbouring windows front and centre. Where footings land inside a tree protection zone we detail pier locations to suit. The drawings suit a DA, a CC or a complying development certificate.

Are retaining wall plans really necessary?

Usually, yes. A retaining wall changes drainage, loading and stability across the block, so council wants the height, materials, footings, drainage and engineering shown. Anything over a modest height, or close to a boundary, almost always needs approval. Plenty of North Shore blocks fall steeply to a creek line or reserve at the rear, and the water has to be dealt with rather than pushed next door. We draw wall sections your engineer can certify.

Do I need approval for a driveway or crossover?

You do once vehicle access, the grade or the kerb line changes. Council rules on the property side, the road authority on the street side, and both have standards for transitions, sight lines and stormwater. North Shore driveways are often narrow and steep, and a grade that reads fine on paper can still scrape a low car at the gutter. We draw cross sections, materials, levels and the crossover setout for your address, so it is assessed once and poured once.

When is approval needed for a backyard studio or shed?

In New South Wales a small structure can be built as exempt development, but height, floor area, boundary distance and zoning all have to line up. Push past any of those limits and approval comes first. On the North Shore the usual catch is a tree, since a slab inside a protected root zone will not pass as exempt. We check your land against the current rules, tell you which path applies, then draw the site plan, elevations and floor layouts.

Which North Shore councils do you work with?

We lodge with Willoughby, Ku-ring-gai, Lane Cove, North Sydney, Mosman, Hunters Hill and Hornsby, so a job at Cremorne and a job at Wahroonga are assessed under different controls and we treat them that way. Setbacks, height limits, floor space ratio, landscaped area and conservation area provisions are checked against your specific address before design starts. Knowing which of these councils will refer your file to a heritage adviser or an arborist is what keeps an application moving.

Can you help with renovation and extension approvals?

Yes, and it is most of what we do here. A lot of it is second storey work over solid brick Federation and interwar houses, where the existing structure decides how much can go on top. We start by measuring what is standing, including the sagging floor levels and the roof that was never square, bring an engineer in for the load path and prepare the council documents. Accurate existing conditions are what keep the surprises off the site.

How much does drafting cost and how do you quote?

We quote a fixed fee once the site, the scope and the approval path are clear, so the cost is agreed before drawing starts instead of climbing on an hourly rate. Council lodgement fees, engineering, arborist reports and certifier charges are separate and paid to those parties, and we tell you what to expect for each so the full budget is visible from the start. If the scope changes later, we price the change before doing it.

Do I need council approval to build a garage?

It depends on the size, the position, and whether you are building new or converting existing space. How far it sits from the street and how much of the block is already built on usually decide whether a garage needs a full application or can run as complying development. In a heritage conservation area the streetscape often settles it, since a garage forward of the house rarely gets support. Our garage draftsman details the slab, framing and door openings next to the site plan.

Is a carport considered exempt development?

Sometimes. It turns on size, height, position and how close the carport sits to the street frontage or a boundary. On the narrow frontages common through Cremorne, Naremburn and Willoughby the front setback is usually what rules it out, and in a conservation area the roof form matters too. Our carport draftsman measures the frontage, tests it against the current standards, then details footings, framing, roof falls and setbacks to suit the approval path.

Can you design around protected trees and a sloping block?

Yes, and on the North Shore most jobs involve one or both. Ku-ring-gai in particular protects canopy hard, so a significant tree near the works means an arborist report, a tree protection zone on the plans and often pier footings instead of a strip footing. A block falling to a gully or reserve brings cut and fill, retaining, access and stormwater into the design from day one. Both are far cheaper to solve on paper than on site.

Drafting Services Throughout the North Shore

We measure, draw and lodge plans across the lower and upper North Shore, from Kirribilli and Mosman up through Chatswood and Lindfield to Wahroonga and Hornsby, including:

A second storey over a solid brick bungalow in Roseville, a granny flat behind a battle axe block at Waitara or a deck cantilevered over a gully at Northbridge all start the same way, with a site visit and levels taken by hand. Seven councils meet across these suburbs, so send through the street address and we will tell you which controls apply.

Council Approvals Across the North Shore, DA and CC

Approval is mostly a paperwork problem. Get the drawings and the supporting documents right at lodgement and a development application or construction certificate moves through assessment without drama.

Seven councils cover these suburbs and they do not read the same way. Ku-ring-gai will ask about canopy cover and significant trees on a job Lane Cove waves through, Mosman and North Sydney watch privacy and view sharing between close neighbours, and Willoughby, Hunters Hill and Hornsby all have conservation areas where the streetscape decides your roof form. We check your address against the right control before design starts.

From site analysis through to lodgement we run the full process for both a DA and a CC. Neighbours on the North Shore read notification plans closely, so the drawings show shadow, sight lines and screening plainly rather than leaving them to be guessed at.

You will always know what stage your application sits at and what happens next. Council paperwork is our job, not yours.

Complete Drafting and Building Design Services on the North Shore

Draftsman North Shore plans for a rear extension, alfresco and pool by Kingsley Design and Drafting

Custom New Home Designs

As your custom home designer, we take a block, a budget and a brief and turn them into a full set of new home plans. On a North Shore knockdown the levels, the trees staying on site and the streetscape the neighbours expect all shape the floor plans, elevations and sections before the first sketch is signed off.

Second storey and rear addition from home extension draftsman North Shore plans by Kingsley Design and Drafting

Home Extension and Renovation Drafting

Second storey additions over solid brick are the job we do most here. Our home extension draftsman measures the existing walls, floor levels and roof on site, because a 1930s house is never square and the new work has to land on what is actually standing.

Detached granny flat on a North Shore block built from granny flat draftsman plans by Kingsley Design and Drafting

Granny Flat Design and Drafting

Granny flats and secondary dwellings live or die on setbacks, site coverage, privacy and landscaped area. On a battle axe lot the handle also has to be wide enough for access. As your granny flat draftsman, we design to those numbers first, then document the job for approval.

Backyard studio in a North Shore garden by Kingsley Design and Drafting outdoor building designer

Outdoor Building and Studio Drafting

Studios, home offices, cabanas and workshops need slab details, framing, services and boundary distances on the drawings. Size, height and how close you sit to a protected tree decide whether yours is exempt or needs approval. As your outdoor building draftsman, we sort that out before drawing starts.

Swimming pool design North Shore project by Kingsley Design and Drafting with glass pool fencing

Swimming Pool Design and Drafting

What holds a North Shore pool application up is rarely the pool. As your pool draftsman, we set out the excavation on a falling block, the finished water level, the safety barrier, where the water goes and how much cut sits inside the root zone of the tree council wants kept.

Terraced retaining wall drafting for a North Shore sloping backyard by Kingsley Design and Drafting

Retaining Wall Plans and Sections

Hold a slope back badly and the whole yard follows it downhill. As your retaining wall draftsman, we draw the contours, the wall sections, the loads sitting behind them and the subsoil drainage, which matters on the blocks that drop away to a creek or reserve at the rear.

Deck and pergola built from pergola draftsman North Shore plans by Kingsley Design and Drafting

Deck, Verandah and Pergola

Decks, verandahs and pergolas run from site levels through to framing elevations and footing details. Our deck and pergola draftsman settles the tie in to the house, the balustrade heights and the privacy screening your neighbour will look for on the notification plans.

Garage design North Shore project drawn by Kingsley Design and Drafting beside a brick home

Garage Design and Drafting

New builds, conversions and additions are drawn around your driveway gradient, the house style and the street frontage. As your garage draftsman, we document the slab, framing and door openings, and check the front setback rules that stop a garage sitting forward of a heritage streetscape.

Driveway draftsman North Shore concrete crossover and garage approach planned by Kingsley Design and Drafting

Driveway and Crossover Drafting

Two authorities look at a driveway, the council and the road authority, and both have rules about grades, transitions, sight lines and where the water ends up. On a steep North Shore frontage a driveway can lose 2 metres between kerb and garage. As your driveway draftsman, we survey the fall and draw it once.

Double carport on the North Shore built from Kingsley Design and Drafting carport draftsman plans

Carport Design and Drafting

Whether it leans on the house or stands on its own, a carport needs footings sized, framing spanned, roof falls set and the front yard rules checked for your street. On narrow frontages the setback is usually what decides the design. As your carport draftsman, we put all of that on one set for council and for pricing.

Kitchen built from kitchen draftsman North Shore plans drawn by Kingsley Design and Drafting

Kitchen Design and Drafting

Millimetres decide whether a kitchen works. As your kitchen draftsman, we set out the benches, the joinery elevations, where each appliance lands and what the plumber and sparky have to bring to it, so three trades quote from one drawing. Older brick homes get the walls measured, never assumed.

Ensuite built from bathroom draftsman North Shore plans drawn by Kingsley Design and Drafting

Bathroom Design and Drafting

Wet areas punish guesswork. Our bathroom draftsman measures the space, then details the waterproofing, the falls to the waste, every fixture position and the tile setout. In an old house that also means checking joist depth and where the stack runs before the layout is locked in.

Why Use a Professional Building Designer or Draftsman?

Plans are the instructions your builder prices, your certifier assesses and your council approves. A rough sketch is none of those things.

On a North Shore block the drawings carry more of the job. A new floor sitting on 90 year old brickwork, footings kept clear of a root zone, a driveway that has to lose 2 metres of fall in 15, a deck stepping down to a gully. Thin drawings hide all of that until the builder finds it and prices it twice.

We draw plans that suit your land and the controls that apply to it. Every dimension is on the sheet, so the builder knows what to do, and the DA and CC paperwork behind them is handled here.

That is what a building designer is for. Fewer hold ups, smoother builds, and plans that get approved.
