What People Say About Kingsley Design & Drafting Inner West

“Our Marrickville cottage had 4.8 metres of frontage and no side access, so we assumed the rear addition was going to be a fight. Kingsley Design & Drafting measured the old walls properly, worked the kitchen around the shared sewer line and drew something the builder priced off the set without a single query.”
★★★★★
– Michael L., Marrickville

“We wanted a second bedroom and a bathroom upstairs in our Balmain terrace. They set the new level back behind the original roof so nothing shows from the street, sorted the window heights so we are not looking into next door, and stayed on the council questions until it was approved.”
★★★★★
– Linda G., Balmain

“Haberfield is a conservation area and we were nervous about touching the front of the bungalow. They left the facade alone, put the work at the rear where nobody sees it, and told us up front which parts council would never wear.”
★★★★★
– Daniel K., Haberfield

Trusted Inner West Building Designers and Draftsmen

Rear addition to an Inner West Sydney cottage built from architectural plans by Kingsley Design and Drafting

Kingsley Design & Drafting draws residential plans for the streets between Balmain and Strathfield. First floor additions, rear extensions, secondary dwellings, infill houses, kitchens, bathrooms, courtyard pools, decks, lane garages, carports, crossovers and garden walls, with the council lodgement done here rather than handed back to you.

The block is always the constraint. Five metres of frontage, a wall shared with next door, a sewer running under the yard, side access you cannot get a wheelbarrow down, and a facade the conservation controls protect.

Floor space ratio and landscaped area settle most of the scheme before anyone draws a room. We measure the standing house ourselves, out of square walls and all, then design inside those figures.

Local builders price our sets every week and owners come back for the next stage of the house. If you want a building designer Inner West owners can still reach after handover, start with a look at your block.

COMMON QUESTIONS ABOUT DRAFTING AND BUILDING DESIGN

Frequently Asked Questions

What does a building designer in the Inner West do?

Start with the terrace or the semi that is already standing. We survey it by hand, party wall included, then work out what the block will carry once floor space ratio, landscaped area and the conservation controls have taken their cut. Out of that comes a concept, then the site plan, floor plans, elevations, sections and the technical notes your builder works from. Because the front facade in streets around Haberfield and Balmain is effectively fixed, most of the design effort lands in the rear half of the house and the level above it. One set carries both the development application and the construction certificate.

Why hire a draftsman instead of an architect?

Cost, and the kind of work involved. Most jobs we draw between Rozelle and Strathfield are rear additions, a first floor tucked behind the existing ridge, secondary dwellings off a rear lane and plunge pools in a courtyard. That work rewards someone who knows how the four councils here read a conservation area, rather than a design fee running as a percentage of the build. We quote a fixed amount, draw a set your builder can price, and take the council questions ourselves. A one off architectural house on an unusual site is a different brief, and that is where an architect earns the money.

What is a Development Application and when do I need one?

Anything that changes the outside of an Inner West house tends to need one. Rear additions, a level above the existing roof, granny flats, courtyard pools, garden walls, decks and lane garages are the usual triggers, and inside a conservation area even a new opening on a visible elevation can be. The lodgement is a package rather than a drawing. Site plan, elevations, shadow diagrams, streetscape context, engineering input and a written statement showing how the scheme sits against the controls. We assemble the lot so the officer at Inner West Council or Canada Bay is never waiting on a missing document.

How long does DA approval take in the Inner West?

Six to eight weeks is typical for smaller items, a deck, a carport, a crossover or a garden wall. Put a room above a Newtown terrace or a secondary dwelling behind a Summer Hill cottage and 10 to 14 weeks is more realistic. A heritage item, a contributory building inside a conservation area, or a scheme that has to be notified to the neighbours either side will all push it out further. Thin documents cause most of the waiting we see, so we lodge complete and answer whatever council sends back while your file is open.

Why do I need a Construction Certificate?

Nothing gets built until one is issued. It is the stage where the approved design is tested against the Building Code of Australia and the Australian Standards, so structure, waterproofing, energy performance and fire separation all land here. On a semi or a terrace the fire separation is the interesting part, since the wall between you and next door belongs to both houses and the certifier wants that detail drawn properly. We put the CC set together and keep the engineer and the certifier moving in step, so the site is not sitting idle once approval arrives.

Can I combine several small jobs in one application?

Usually a good idea on a small block. A rear addition and a plunge pool, or a deck plus a garage off the lane, can sit inside one lodgement when the works belong to the same site and the same stage. It costs less than two applications, it takes less assessment time, and it shows council how much yard survives once everything is built, which matters when landscaped area is the number that decides the scheme. Before drawing, we ask what else you have planned over the next year or two, then package the lot wherever the controls allow it.

What is included in a granny flat drafting service?

On an Inner West block the first job is proving a secondary dwelling fits at all. Behind a terrace you are often left with 60 or 70 square metres of yard once the addition is drawn, and the separation, the private open space and the landscaped area rarely all survive that. We run those numbers first and give you the answer early. If it works, you get a site plan, floor plan, elevations, sections and the lodgement documents for either complying development or a full application, tested against zoning, height, setbacks and site coverage before anything is drawn properly.

What is included in a bathroom design and drafting service?

In a 100 year old terrace the bathroom question is usually where the waste can go. Sewer lines here are often shared, run under the back yard and sit deeper or shallower than anyone expects, so the stack route decides the layout well before the tiles do. Our bathroom draftsman documents fixture positions, falls to the waste, waterproofing, the tile setout and any framing or services change the new room forces. Most of this work sits under complying development or needs no application at all, and we confirm which applies to your house rather than assuming it.

Do I need council approval for a kitchen renovation?

Keep the kitchen inside the existing rooms and you generally need nothing from council. The trouble starts with the wall people want gone, because in a terrace or a semi that wall is often holding up the floor above, or it is the party wall shared with next door, and then an engineer becomes part of the job. Push the kitchen out into the yard and it turns into an application. Either way our kitchen draftsman produces the floor plan, joinery elevations and services layout, so the cabinetmaker, the plumber and the electrician all work from one set of numbers.

What plans do I need for a new custom home?

Infill is what a new house means around here, a knock down and rebuild on a 5 or 6 metre frontage with a neighbour hard against each side. Before floor plans there is arithmetic, floor space ratio, landscaped area, height, setbacks and how a new roof reads against the two houses either side of it. The set you end up with covers the site plan, floor plans, elevations, sections and the DA or complying development documents. Our custom home designer runs the consultant reports alongside the drawings, so the scheme you sign off is the scheme that can be built.

Do I need approval for a swimming pool?

Almost always. What holds a courtyard pool up is never the shell, it is the excavation, the drainage, the barrier and the distance to things that were built in the 1890s. In a terrace yard the dig sits a metre or two off a boundary and often beside footings nobody has ever laid eyes on, so council wants levels, barrier design and every separation figure shown clearly. Our pool draftsman documents all of that for new pools, rebuilds and the paving and screening around them, then lodges it with the rest of the works where that saves a second application.

Do you draw plans for decks, verandahs and pergolas?

Yes, in timber or steel, from ground levels through framing layouts, footing details and elevations. The thing that decides a raised deck in an Inner West yard is privacy, because a neighbour’s kitchen window is often 4 metres away and council wants screening drawn on the elevations before it will accept the scheme. Boundary distance, how the roof ties into an old skillion at the back, and what can be seen over the balustrade are all settled on paper first. The drawings suit a development application, a construction certificate or a complying development certificate.

Are retaining wall plans really necessary?

Most walls here are low garden terraces rather than big engineered banks, but they still sit hard against a fence two households share, often over an old sewer easement, which is why the section drawing earns its keep. Council wants height, materials, footings, drainage and engineering shown before it signs off anything above a modest height or close to a boundary. Change the levels and you change where water goes, and in a row of terraces it ends up in somebody else’s yard. We draw walls your engineer can certify and your builder can set out.

Do I need approval for a driveway or crossover?

You do as soon as the vehicle crossing, the grade or the kerb line changes. Council rules on the property side and the road authority rules on the street side, and each carries its own standards for transitions, sight lines and stormwater. On a Balmain or Petersham frontage there is usually a street tree, a sandstone kerb and around 5 metres of width to fit everything into, and removing the tree is a separate application again. We draw the levels, cross sections, materials and the crossover setout for your address so it is assessed once and poured once.

When is approval needed for a backyard studio or shed?

Exempt development is real in New South Wales, but height, floor area, boundary distance and zoning all have to line up, and on a small Inner West yard the boundary distance is what usually kills it. A conservation area listing removes the exempt path entirely, which catches plenty of owners in Haberfield, Annandale and Croydon. We check your land against the current standards, tell you which approval route applies, then draw the site plan, floor layouts and elevations for the studio, workshop or garden room, including the ones replacing an old lane garage.

Which Inner West councils do you work with?

We lodge regularly with Inner West Council, the City of Canada Bay, Burwood Council and Strathfield Council, so a job in Newtown, one in Five Dock and one in Homebush all sit inside the same working week. Each has its own development control plan and its own view on heritage, character and rear additions. We check the floor space ratio, height, landscaped area and conservation area mapping for your exact address before design starts, because the street you are in often matters more than the suburb.

Can you help with renovation and extension approvals?

That is the bulk of the work here. The houses run from about 1880 to 1930, most have been added to at least once already, and the 1970s skillion across the back is usually the first thing to go. We start with a measured survey of what is standing, the hallway floor that falls 40mm end to end included, draw the new work over the top of it, bring an engineer in wherever the structure or the party wall is affected, then prepare the council documents. Getting the existing conditions right is what stops surprises turning up during construction.

How much does drafting cost and how do you quote?

A fixed fee, agreed once we know the site, the scope and which approval path applies, so nothing climbs on an hourly rate while you wait. Outside that fee sit the amounts paid to other parties, council lodgement, structural engineering, heritage advice where a conservation area calls for it, and the certifier. We give you an expected figure for each of those at the start, so the whole budget is visible before drawing begins. If the scope changes part way through, we price the change and get your agreement before doing the work.

Do I need council approval to build a garage?

Size, position, and whether you are building new or converting something already standing. The front setback and how much of the block is already covered usually decide between a full application and complying development. In practice the Inner West answer is often to build off the rear lane, because a garage cut into a terrace frontage will not get past the character controls on a conservation street. Our garage draftsman details the slab, the framing and the door openings beside the site plan, and sets out the access from the lane or the street.

Is a carport considered exempt development?

Sometimes, and less often here than elsewhere in Sydney. It turns on size, height, position and the distance to the frontage or a boundary, and on most Inner West blocks the front setback rule and the conservation area controls are what rule it out. Once you go past those limits, approval comes before building. Our carport draftsman measures the frontage, checks it against the current standards, then details footings, framing, roof falls and setbacks so one drawing set suits whichever path applies. Where a carport will not fly, we look at a lane structure instead.

Can you design a first floor addition in a conservation area?

It is the job we draw most often, and visibility is the test. The new level has to sit far enough back behind the original roof that the street still reads as a row of single storey cottages, or as an unbroken run of two storey terraces. We prove it with a streetscape elevation and a sight line taken from the opposite footpath, then deal with overshadowing and with window sill heights so nobody is looking down into a neighbour’s yard across a 4 metre setback. Settling that argument before lodgement is what keeps a conservation area application moving.

Drafting Services Throughout the Inner West

We measure, draw and lodge plans across the Inner West, from Balmain and Newtown west through Ashfield and Burwood to Strathfield and the Canada Bay foreshore, including:

A rear addition on a Marrickville cottage, a first floor over a Haberfield bungalow or a plunge pool squeezed behind a Rozelle terrace all start the same way, with a site visit and measurements taken by hand off the existing brickwork. If your street is not listed, send the address through and we will confirm whether we cover it.

Council Approvals Across the Inner West, DA and CC

Approval turns on documents. Lodge a complete, coherent set and a development application or construction certificate moves through assessment quietly.

Four authorities cover these suburbs, Inner West Council, the City of Canada Bay, Burwood Council and Strathfield Council. Each reads heritage and character its own way, and what counts is the mapping over your actual address, not the suburb on the letterbox. Conservation area, heritage item or a contributory row of intact Federation bungalows all change what can be drawn.

We run it from site analysis to lodgement for both stages. Shadow diagrams across a 4 metre setback, sill heights that keep a new window off the neighbour, a streetscape elevation proving the upper floor hides behind the ridge. That means fewer requests for information and fewer refusals. The assessing officer rings us, not you.

You will know where your application sits and what comes next. Chasing the paperwork is our job.

Complete Drafting and Building Design Services in the Inner West

Draftsman Inner West plans for a premium rear extension, alfresco and pool by Kingsley Design and Drafting

Custom New Home Designs

Infill blocks are what a new home means here. As your custom home designer, we take the frontage, the floor space ratio and the two neighbours hard against you, and turn a brief and a budget into floor plans, elevations and sections that survive assessment. What you sign off is what gets built.

Rear addition built from plans by a home extension designer Inner West homeowners trust at Kingsley Design and Drafting

Home Extension and Renovation Drafting

Every addition starts with our home extension draftsman on site with a tape measure. New work has to meet a roof line laid in 1905, floors that have dropped and brickwork nowhere near square, and that only comes together when the existing house is drawn accurately first.

Detached granny flat built from plans by a granny flat designer Inner West homeowners trust at Kingsley Design and Drafting

Granny Flat Design and Drafting

Setbacks, site coverage, privacy and landscaped area decide a secondary dwelling, and a terrace back yard hands you very little of any of them. As your granny flat draftsman, we run those numbers before sketching, then document the job for complying development or a full application.

Finished backyard studio by Kingsley Design and Drafting outdoor building designer in an Inner West garden

Outdoor Building and Studio Drafting

Studios, workshops and home offices need slab details, framing, services and boundary distances shown, and around here they usually replace a tired garage off the lane. Height, size and position decide exempt or approval. As your outdoor building draftsman, we establish that before drawing.

Finished swimming pool designs Inner West project by Kingsley Design and Drafting with glass pool fencing

Swimming Pool Design and Drafting

A courtyard plunge pool stands or falls on the excavation rather than the shell. As your pool draftsman, we set out the dig, the finished water level, the barrier and the distance to a shared boundary and to footings laid over a century ago, then document the paving and screening around it.

Finished terraced block retaining wall designed by Kingsley Design and Drafting for an Inner West backyard garden

Retaining Wall Plans and Sections

Levels, wall sections, the load sitting behind them and the subsoil drainage all belong on the sheet before an engineer will certify anything. As your retaining wall draftsman, we draw the low terraced walls that step a small yard, tight against a fence two households share.

Finished deck and pergola built from pergola draftsman Inner West plans by Kingsley Design and Drafting

Deck, Verandah and Pergola

Site levels, framing elevations and footing details make up a deck set. Our deck and pergola draftsman settles boundary distance, roof tie in, structural spans and the privacy screening council asks for when a raised deck faces a kitchen window 4 metres away.

Finished double garage design Inner West project drawn by Kingsley Design and Drafting beside a brick home

Garage Design and Drafting

Front setback and character controls usually decide whether a garage can face the street at all, which is why so many end up off the rear lane. As your garage draftsman, we document the slab, framing, door openings and the access, whether it is new, a conversion or part of a bigger job.

Finished Inner West driveways concrete crossover and garage approach planned by Kingsley Design and Drafting

Driveway and Crossover Drafting

A crossover answers to two authorities, council on the property side and the road authority on the street. Grades, transitions, sight lines and stormwater all carry standards, and a narrow frontage adds a street tree and a sandstone kerb. As your driveway draftsman, we survey the fall and draw it once.

Finished double carport in the Inner West built from Kingsley Design and Drafting carport designer plans

Carport Design and Drafting

Footings sized, framing spanned, roof falls set, and the front yard rules checked against your own street, which get tighter again inside a conservation area. As your carport draftsman, we put all of it on one set, the same one council assesses and builders price from.

Finished kitchen built from plans by a kitchen designer Inner West homeowners trust at Kingsley Design and Drafting

Kitchen Design and Drafting

Inside a 3.6 metre wide terrace, millimetres run the whole layout. As your kitchen draftsman, we set out benches, joinery elevations, appliance positions and what the plumber and the electrician have to bring to them, so three trades quote off a single drawing.

Ensuite built from plans by a bathroom designer Inner West homeowners trust at Kingsley Design and Drafting

Bathroom Design and Drafting

Wet areas punish guesswork. Our bathroom draftsman measures the room, then details waterproofing, falls to the waste, fixture positions and the tile setout, including the ensuite squeezed into the corner of a back bedroom where the stack still has to reach an old shared line.

Why Use a Professional Building Designer or Draftsman?

Your builder prices from the plans, your certifier assesses them and council approves them. A sketch does none of those jobs.

On a terrace block there is no spare ground to absorb a mistake. Excavation beside a party wall, a crane reaching over the roof because the only access is a 900mm path down the side, a new stack tied into a sewer two houses share. Leave that off the drawings and the builder finds it on site, then the price moves.

We draw for the house that is standing and for the controls sitting over your street. Every dimension goes on the sheet, and the DA and CC paperwork behind the set is handled in this office.

Fewer hold ups, a quieter build, and an application that gets approved.
