What People Say About Kingsley Design & Drafting Eastern Suburbs

“Our semi at Randwick had 6.4 metres of frontage and a laundry tacked on the back in the 1970s. Kingsley Design & Drafting measured the whole thing, showed us where the addition could go without shading next door, and drew a set our builder priced straight off. Randwick Council came back with one minor question.”
★★★★★
– Andrew P., Randwick

“We wanted a roof terrace and a new top floor on our place at Bondi. The neighbour behind us was worried about losing his water view, so the design was tested against that before anything went to Waverley Council. The drawings answered the objection instead of arguing with it, and the job was approved.”
★★★★★
– Sophie M., Bondi

“Our block at Vaucluse falls hard to the rear and sits on sandstone. They set out the excavation, the retaining and the drainage first, then drew the house around what the rock would allow. No guesswork left for the builder to price.”
★★★★★
– Tom R., Vaucluse

Custom new home in the Eastern Suburbs with a rear courtyard and roof terrace by Kingsley Design and Drafting

Kingsley Design & Drafting is a residential drafting and building design practice working across the Eastern Suburbs. We draw plans for new homes, additions, granny flats, kitchens, bathrooms, pools, decks, carports, garages, driveways and retaining walls, and we prepare the council paperwork that goes with them.

Six metres of frontage, forty metres of depth, a party wall shared with the semi next door and rock a spade deep under the lawn. Add the lane at the back and the neighbour who will write to council about her water view the week your plans are notified.

Those facts decide the scheme long before anyone picks a cladding, which is why we walk the site with a tape rather than working off a survey and a phone call.

Builders across Waverley, Randwick, Woollahra and Bayside price our drawings, and owners come back for the next stage. If you want a building designer Eastern Suburbs locals can still reach after handover, start with a conversation about your block.

COMMON QUESTIONS ABOUT DRAFTING AND BUILDING DESIGN

Frequently Asked Questions

What does a building designer in the Eastern Suburbs do?

Start with the block, since in Paddington, Bondi or Randwick the block does most of the deciding. We work out where an addition can physically go once the party wall, the light court, the rear lane and the neighbour’s outlook are on the table, then document that answer properly. The set covers concept layout, site plan, floor plans, elevations, sections and the technical notes a builder needs to price and build from. We also carry the council side, so the same drawings run through the development application and then the construction certificate without being redrawn by someone else halfway through.

Why hire a draftsman instead of an architect?

Fee and fit, mostly. Our weeks go on rear additions in Woollahra, roof terraces at Bondi, lane garages in Randwick and pools cut into Vaucluse sandstone, so we already know what an assessing officer at Waverley or Bayside reads first and what earns a request for more information. That experience comes at a fixed fee rather than a percentage of the build. An architect is the right call for a one off statement house or a complex heritage restoration. For a semi that needs another bedroom, an approval path and a plan set a builder can quote from, we are faster and cost less.

What is a Development Application and when do I need one?

Anything that changes the footprint, the height or the use of an Eastern Suburbs property will usually need one. That covers additions, new homes, granny flats, pools, retaining walls and decks, and inside a conservation area through Paddington or Woollahra it can extend to a front fence, a new window opening or a change of roof material. The lodgement itself is a package, not a drawing. Site plans, elevations, shadow diagrams, notification plans, engineering input and a written case for why the scheme sits comfortably with the controls. We build that package so the officer assessing it can follow the argument.

How long does DA approval take in the Eastern Suburbs?

Small yard works such as a deck, a carport, a crossover or a retaining wall generally clear in about 6 to 8 weeks. A new house, a top floor or a granny flat sits closer to 10 to 14 weeks. Add time where the site is mapped for heritage, sits near a coastal cliff line or falls inside foreshore controls, since each of those pulls in a referral. Neighbour objections about view sharing or overshadowing are the other common delay in this part of Sydney. Thin lodgements stall far more often than complicated ones, so we send a complete set and answer council queries while the file is open.

Why do I need a Construction Certificate?

Nobody can start work on an Eastern Suburbs site without one. The construction certificate is where the approved design gets checked against the Building Code of Australia and the Australian Standards, and it is where the technical detail lands. Structure, footings into sandstone, fire separation between attached terraces and semis, waterproofing and energy performance all get resolved at this stage. We prepare the documents, then keep the engineer and the certifier working to the same dates so the job does not sit idle for a month between the approval landing and the first truck arriving.

Can I combine several small jobs in one application?

Yards here are often 8 metres wide, which is exactly why bundling helps. A pool and the retaining that holds the rock face, or a rear deck and a lane garage, can go in as one set of works on one site. That is cheaper and quicker than lodging twice, and it stops a second stage being refused later because the first one used up the site coverage or the landscaped area. So before drawing begins we ask what else is planned over the next year or two, then document the lot together and let you build it in stages.

What is included in a granny flat drafting service?

Whether the block will take one at all is the first question in the Eastern Suburbs, because a secondary dwelling needs 450 square metres and access that works, and plenty of terrace and semi blocks have neither. We test that first, along with setbacks, height, site coverage and private open space, and tell you plainly if the answer is no. Where it stacks up, you get the site plan, floor plan, elevations, sections and the full lodgement documents for complying development or a development application, drawn around the rear lane, the fall of the land and the windows already looking into that part of the yard.

What is included in a bathroom design and drafting service?

Old terraces lie about themselves, so we measure before we design. Wall thicknesses, floor levels that step 90mm on the way down the hall and a waste line running somewhere the original plan never showed all get recorded first. From there our bathroom draftsman details the layout, fixture setout, waterproofing, falls and tile dimensions, plus any structural or services work the new arrangement forces. Most bathroom jobs run as complying development or need no application at all, and we confirm which applies to your address instead of assuming it.

Do I need council approval for a kitchen renovation?

Keep the walls and the footprint where they are and you generally need nothing. Open the kitchen through to the courtyard, remove a wall or push past the existing envelope and approval comes into it, and in a semi any wall touching the neighbour needs an engineer whichever way the approval falls. Our kitchen draftsman sets out the floor plan, joinery elevations and services layout so the cabinetmaker, the plumber and the electrician are all quoting off one drawing. We sort the approval question out before a single cabinet is ordered.

What plans do I need for a new custom home?

On an Eastern Suburbs knock down rebuild the drawings start underground. How deep the sandstone sits, what has to be cut, how both neighbours get retained, where stormwater goes when the street is uphill of you and what the conservation area will accept at the front all shape the plan before a room is arranged. Then comes the full set, site plan, floor plans, elevations, sections and the DA or CDC documentation, drawn to your levels, orientation and the controls on the title. Our custom home designer runs the consultant reports alongside the drafting, so the scheme you sign off is the scheme that can be built.

Do I need approval for a swimming pool?

Almost always. On a narrow block the shell is the easy part, and what stalls the application is the distance to the fence, the excavation into rock, where the water is discharged and whether the barrier and fencing comply. Our pool draftsman documents finished water level, barrier setout and the clearance to boundaries and to the footings of the house next door, which on a 6 metre wide block is usually the binding constraint. Where the pool has to be cut into sandstone we draw the excavation method, the rock face and the drainage in the same package.

Do you draw plans for decks, verandahs and pergolas?

Yes, in timber or steel. Rear decks in the Eastern Suburbs sit close to the back boundary and often close to a lane, so privacy screening, balustrade height and what the courtyard behind can see are settled on the elevation before the framing is worked out. The set runs from site levels through framing layouts, footing details and elevations, including how the roof meets the existing house. Within a few streets of the water at Bronte, Clovelly or Coogee we specify stainless fixings and coatings that survive salt air, since a standard galvanised bracket will not.

Are retaining wall plans really necessary?

Usually. Eastern Suburbs blocks step down between neighbours and sit on rock, so a wall here is often the face of a sandstone cut rather than a garden feature, and the cut changes drainage, loading and stability for the properties either side. Council wants height, materials, footings, subsoil drainage and engineering shown on the drawings, and anything above a modest height or close to a boundary needs approval. We draw the sections, the levels and the rock face as it will be cut, in a form your engineer can certify and your builder can set out from without guessing.

Do I need approval for a driveway or crossover?

Off street parking is the hardest thing to add in this part of Sydney. A new crossover often costs a street tree or a resident parking space, and Waverley, Randwick, Woollahra and Bayside all resist losing either, so the case has to be made properly. Approval is needed as soon as vehicle access, the grade or the kerb line changes, and two authorities look at it, the council on the property side and the road authority on the street side. We survey the fall and draw the cross sections, materials, levels and crossover setout for your address so it is assessed once and poured once.

When is approval needed for a backyard studio or shed?

Deep narrow yards make this a question about the rear boundary. Height at the lane, distance to the fence, floor area and the zoning of your land all have to sit inside the exempt limits, and pushing past any one of them means approval first. Inside a conservation area, or where the studio would be visible from the street, the exempt path is usually closed anyway. We check your address against the current standards, tell you which path is open, then draw the site plan, floor layout and elevations for the studio, workshop or garden room, with slab and framing detail the builder can work from.

Which Eastern Suburbs councils do you work with?

Waverley, Randwick, Woollahra and Bayside, all four regularly. Woollahra and Waverley carry the heaviest heritage conservation mapping, Randwick spreads from Coogee out to Little Bay and La Perouse, and Bayside picks up Botany, Brighton-Le-Sands and Sans Souci. Each writes its own local environmental plan and development control plan, so setbacks, height, floor space ratio and landscaped area are checked against your specific address before design starts. We also flag early where a site pulls extra referrals for heritage, foreshore building lines or coastal cliff mapping.

Can you help with renovation and extension approvals?

It is most of what we do here. Terraces, semis and interwar bungalows in this part of Sydney have almost all been added to once already, often badly and often without paperwork. So we start with a measure up of what is standing, including the rear skillion nobody ever approved and the hallway floor that steps halfway along, and draw the new work over an accurate record. An engineer comes in wherever the structure or the party wall changes. Getting the existing conditions right is what keeps the surprises off site once demolition starts.

How much does drafting cost and how do you quote?

A fixed fee, quoted once we have seen the site and settled the scope and the approval path. That way the number is agreed before drawing starts and it does not climb on an hourly rate while council asks questions. Sitting outside our fee are the amounts paid to other parties, council lodgement charges, engineering, heritage and arborist reports and the certifier, and we give you a figure to expect for each so the whole budget is visible at the start. Change the scope later and we price the change before we do the work.

Do I need council approval to build a garage?

Plenty of Eastern Suburbs garages are built off the rear lane rather than the street, and that brings lane width, turning circle and the height allowed at the boundary into the assessment. Where a garage faces the street, the front setback, the heritage streetscape and how much of the block is already covered usually decide whether it runs as complying development or needs a full application. Converting an existing space is assessed differently again. Our garage draftsman documents slab, framing and door openings next to the site plan, so the approval and the build come off one set.

Is a carport considered exempt development?

Sometimes, though on most blocks here the frontage kills it first. Six or seven metres of street width and a shallow front setback leave nowhere for a carport to sit inside the exempt limits, and in a conservation area anything forward of the building line is rarely accepted at all. Size, height, position and distance to a boundary decide the rest. Our carport draftsman measures the frontage, tests it against the current standards, then details footings, framing, roof falls and setbacks for whichever path is open, exempt, complying development or a full application.

Can you design in a heritage conservation area or on a clifftop block?

Most sites here are one or the other. Through the conservation areas of Paddington, Woollahra and parts of Bondi the assessment turns on the street facade, roof form, window proportions and fencing, so additions stay behind the ridge line and the detailing matches what is already there. Out on the cliff top at Dover Heights, Vaucluse or Tamarama the controls are coastal, with a foreshore building line, geotechnical work and salt air driving the structure, glazing and finishes. Both are far cheaper to resolve on paper, so we test them before the set is finalised.

Drafting Services Throughout the Eastern Suburbs

Every suburb below is one we measure, draw and lodge in, from Woolloomooloo and Paddington out through Bondi and Randwick down to Botany and Sans Souci, including:

Whatever the job, a Paddington terrace addition, a Bondi roof terrace, a Randwick lane garage or a Vaucluse pool cut into rock, it begins with a site visit and measurements taken by hand. Send the address through if your street is not on the list and we will confirm we cover it.

Council Approvals Across the Eastern Suburbs, DA and CC

Most approvals turn on paperwork rather than design. Send council a complete, consistent lodgement and a development application or construction certificate moves through assessment quietly.

Waverley, Randwick, Woollahra and Bayside each write their own controls, so what passes in Coogee is not automatically what passes in Paddington. Before we design anything we check your address for heritage conservation mapping, foreshore and coastal cliff controls, view sharing, and how much winter sun your addition takes off the courtyard behind.

We run the whole process, site analysis through to lodgement, for both the DA and the CC. That means fewer requests for more information, fewer knockbacks and a shorter wait before the builder can start. The assessing officer rings us, not you.

You will always know which stage your application sits at and what happens next. Council paperwork is our job, not yours.

Draftsman Eastern Suburbs plans for a premium rear extension, alfresco and pool by Kingsley Design and Drafting

Custom New Home Designs

Give us the block, the budget and the brief and you get a complete set of new home plans. As your custom home designer, we settle the party boundaries, the rock under the slab and the outlook you are entitled to keep first, then arrange the floor plans, elevations and sections around those answers.

Rear addition built from plans by a home extension designer Eastern Suburbs homeowners trust at Kingsley Design and Drafting

Home Extension and Renovation Drafting

A tape measure on site is where every addition starts. Terraces and semis are rarely square, floor levels step and the new work has to meet an old roof and a shared wall. Our home extension draftsman draws the existing house accurately first, then the ground floor addition, second storey or full renovation over it.

Detached granny flat built from plans by a granny flat designer Eastern Suburbs homeowners trust at Kingsley Design and Drafting

Granny Flat Design and Drafting

Setbacks, site coverage, privacy and landscaped area decide whether a secondary dwelling fits, and Eastern Suburbs blocks have little of any of it spare. As your granny flat draftsman, we run those numbers before sketching, then document the job for complying development or a full application.

Finished backyard studio by Kingsley Design and Drafting outdoor building designer in an Eastern Suburbs garden

Outdoor Building and Studio Drafting

On a deep narrow yard, the rear setback and the height allowed at the lane usually settle whether a studio is exempt or needs approval. As your outdoor building draftsman, we answer that first, then detail the slab, framing, services and boundary distances for the studio, home office, cabana or workshop.

Finished swimming pool designs Eastern Suburbs project by Kingsley Design and Drafting with glass pool fencing

Swimming Pool Design and Drafting

Pool applications stall on the detail around the shell. As your pool draftsman, we set out the excavation into sandstone, the finished water level, the safety barrier, the discharge point and the clearance to fences and to next door’s footings, on new pools, rebuilds and the paving that goes around them.

Finished terraced block retaining wall designed by Kingsley Design and Drafting for an Eastern Suburbs backyard garden

Retaining Wall Plans and Sections

A badly held slope ends up in the neighbour’s courtyard. As your retaining wall draftsman, we draw the contours, the rock face as it will be cut, the wall sections, the loads sitting behind them and the subsoil drainage, in a form the engineer can certify and the builder can set out from.

Finished deck and pergola built from pergola draftsman Eastern Suburbs plans by Kingsley Design and Drafting

Deck, Verandah and Pergola

Setbacks, roof tie in, privacy screening to the block behind and structural spans all get resolved on paper by our deck and pergola draftsman. Decks, verandahs and pergolas run from site levels through framing elevations to footing details, with fixings specified to survive salt air a few streets from the water.

Finished double garage design Eastern Suburbs project drawn by Kingsley Design and Drafting beside a brick home

Garage Design and Drafting

Driveway gradient, the width you have to turn into off the lane and the streetscape rules for your block shape every garage we draw. As your garage draftsman, we detail the slab, framing and door openings on new builds, conversions and lane garages, with the setback and heritage controls resolved alongside.

Finished Eastern Suburbs driveways concrete crossover and garage approach planned by Kingsley Design and Drafting

Driveway and Crossover Drafting

A crossover cut into a busy Eastern Suburbs street brings street trees, parking bays and services into it, and both the council and the road authority set rules on grades, transitions, sight lines and stormwater. As your driveway draftsman, we survey the fall and draw it once so it is poured once.

Finished double carport in the Eastern Suburbs built from Kingsley Design and Drafting carport designer plans

Carport Design and Drafting

Footings sized, framing spanned, roof falls set and the front yard rules checked for your street, whether the carport leans on the house or stands alone. In a conservation area the roof form and the view from the footpath count too. As your carport draftsman, we put the lot on one set, the same one that goes to council and out for pricing.

Finished kitchen built from plans by a kitchen designer Eastern Suburbs homeowners trust at Kingsley Design and Drafting

Kitchen Design and Drafting

There are not many millimetres spare in a terrace kitchen. As your kitchen draftsman, we set out the benches, the joinery elevations, where every appliance lands and what the plumber and the sparky have to bring to it, so three trades price the job from one drawing.

Ensuite built from plans by a bathroom designer Eastern Suburbs homeowners trust at Kingsley Design and Drafting

Bathroom Design and Drafting

Old lath walls and stepped timber floors get drawn as found. Our bathroom draftsman measures the room first, then details waterproofing, the falls to the waste, every fixture position and the tile setout, on main bathrooms, ensuites and full rebuilds where the whole wet area comes out.

Why Use a Professional Building Designer or Draftsman?

Your builder prices the plans, your certifier assesses them and your council approves them. A rough sketch does none of that work.

Every decision on a tight Eastern Suburbs block touches a boundary, so the drawings have to carry more. The party wall shared with the semi next door. A rear addition that has to leave winter sun on someone else’s courtyard. A lift shaft cut through sandstone. A garage off a lane with 3 metres to swing into. Thin drawings hide all of it until the builder is standing there.

We draw to your land and to the controls that sit over it, with every dimension on the sheet so nobody has to interpret anything, and we handle the DA and CC paperwork behind it.

That is what a building designer is for. Fewer hold ups, smoother builds, and plans that get approved.
