Sydney’s Trusted Building Designers and Draftsmen

Custom new home in Sydney built from architectural plans by Kingsley Design and Drafting

Kingsley Design & Drafting is a residential drafting and building design practice working right across Sydney. We draw plans for new homes, extensions, granny flats, kitchens, bathrooms, pools, decks, carports, garages, driveways and retaining walls, and we lodge the council paperwork that goes with them.

Every job starts with a site visit and a set of measurements. From there you get drawings that are accurate enough to build from and complete enough for council to assess, which is the difference between a six week approval and a six month one.

Builders work from our plans every week. Homeowners come back to us for the next project. If you want a draftsman in Sydney who answers the phone and finishes the drawing set, start with a conversation about your block.

COMMON QUESTIONS ABOUT DRAFTING AND BUILDING DESIGN

Frequently Asked Questions

What does a building designer in Sydney actually do?

A building designer plans your project and documents it well enough to be approved and built. That covers the concept layout, the site plan, floor plans, elevations, sections and the technical notes a builder relies on. We also handle the council side, so the same set of drawings carries your development application and your construction certificate. For most residential work in Sydney, that is the full path from idea to construction.

Why hire a draftsman instead of an architect?

A draftsman gives you practical, council ready drawings at a lower cost, which suits most small to medium residential projects. We spend our week on granny flats, extensions, carports, pools and retaining walls in Sydney, so we know what each council asks for and what gets knocked back. If your project needs bespoke architecture, an architect earns their fee. If it needs approval and a buildable set of plans, we are the faster option.

What is a Development Application and when do I need one?

A Development Application is a formal request to your council to build or change the use of a property. New homes, extensions, granny flats, pools, retaining walls, decks and outdoor buildings usually need one. A complete DA includes site plans, elevations, shadow diagrams, engineering and supporting statements. We prepare the whole package so it reads clearly to the assessing officer and does not stall on missing information.

How long does DA approval take in Sydney?

Timelines depend on the council and the project. Smaller jobs like decks, carports, driveways and retaining walls often run 6 to 8 weeks. New homes and granny flats are more like 10 to 14 weeks. Most delays come from incomplete documents or a request for more information part way through. We reduce that risk by lodging a complete set and answering council queries on your behalf while the application is open.

Why do I need a Construction Certificate?

A Construction Certificate confirms your approved plans comply with the Building Code of Australia and the relevant Australian Standards. You need one before construction starts. It covers the technical detail behind the design, including structure, fire separation, waterproofing and energy compliance. We prepare the CC documentation and coordinate the engineer and certifier, so the build can start without a gap after the DA comes through.

Can I combine several small jobs in one application?

Often you can. A pool and a retaining wall, or a deck and a carport, can go in as a single application when they are part of the same works on the same site. That usually costs less and takes less time than lodging twice. We look at what you are planning over the next year or two before we draw anything, then document the lot as one coherent package where the rules allow it.

What is included in a granny flat drafting service?

You get a site plan, floor plan, elevations, sections, and the DA or complying development documents for lodgement. The design is checked against zoning, setbacks, height limits, site coverage and private open space before it goes anywhere. From concept through to lodgement we manage each step, so your granny flat is compliant and ready for a builder to price.

What is included in a bathroom design and drafting service?

Our bathroom draftsman draws the room layout, fixture setout, waterproofing and tiling dimensions, along with any structural or services changes needed. Most bathroom work falls under complying development or is simple enough not to need a full DA, but we check that against your specific project first. The finished drafting plan gives your builder, plumber and waterproofer the same set of numbers to work from.

Do I need council approval for a kitchen renovation?

Most kitchen renovations that stay within the existing floor plan don’t need a DA, but any structural changes, wall removal or an extension to the kitchen footprint usually do. Our kitchen draftsman draws the floor plan, joinery elevations and services layout either way, so the cabinetmaker, plumber and electrician are all building from the same drawings, and we confirm which approval path applies before anything is ordered.

What plans do I need for a new custom home?

A new home needs a full drafting service including site plan, floor plans, elevations, sections and the supporting DA or CDC documentation, prepared around your site levels, orientation and the planning controls that apply to the land. BASIX certification is also required for most new homes in New South Wales. Our custom home designer coordinates that alongside the drafting, so what you approve is what can actually be built.

Do I need approval for a swimming pool?

Yes, in almost every case. Councils assess pools on setbacks, excavation, drainage and pool barrier and fencing compliance, and most applications get held up on these details rather than the pool itself. Our pool draftsman documents levels, barrier design and the distance to boundaries and structures for new pools, pool renovations and the surrounding landscaping, so the application addresses these upfront.

Do you draw plans for decks, verandahs and pergolas?

Yes. We draft structural plans for decks, verandahs and pergolas in timber or steel, including site levels, elevations, framing layouts and footing details. Boundary setbacks, roof tie in and privacy to neighbours are all resolved on the drawings first. The finished set suits a development application, a construction certificate or a complying development certificate, depending on which path your project takes.

Are retaining wall plans really necessary?

Usually, yes. Retaining walls change drainage, loading and stability on a block, so councils want to see the height, materials, footings, drainage and engineering behind them. Walls over a certain height, or close to a boundary, almost always need approval. We prepare wall sections and site levels that an engineer can certify, which keeps the approval straightforward and gives your builder something to set out from.

Do I need approval for a driveway or crossover?

You do when the work changes vehicle access, gradients or the kerb. Councils and road authorities both have a say, and each has standards for gradient transitions, sight lines and drainage. We draw site specific driveway plans showing cross sections, materials, levels and the crossover alignment, so the application is assessed against the right standards and your builder pours it once.

When is approval needed for a backyard studio or shed?

In New South Wales a small structure can sometimes be built as exempt development, but the height, size, boundary distance and zoning all have to line up. Go past those limits and you need council approval before you build. We check your block against the current rules, tell you which path applies, then prepare the site plan, elevations and floor layouts for a home office, workshop or garden room.

Do you work with every council across Sydney?

Yes. We draw and lodge plans right across Sydney, from the northern beaches through the inner west and out to the western suburbs and the Sutherland Shire. Every council reads its local environmental plan and development control plan a little differently, so we check setbacks, height limits, floor space ratio and landscaped area rules for your specific council before drawing, which is what keeps an application moving instead of coming back with a request for more information.

Can you help with renovation and extension approvals?

Yes. Second storey additions, rear extensions, kitchen and bathroom reconfigurations and full home refreshes all come through here. We measure the existing house, draw the changes, coordinate structural input and prepare the council documentation. Because the existing conditions are drawn accurately, the new work ties into your roof, floor levels and services without expensive surprises on site.

How much does drafting cost and how do you quote?

We quote a fixed fee once we understand the site, the scope and the approval path your project needs. That keeps the cost clear before the drawing starts, rather than an hourly rate that climbs. Council lodgement fees, engineering and certifier charges are separate costs paid to those parties, and we tell you what to expect for each one so the full budget is visible up front.

Do I need council approval to build a garage?

It depends on the size, position and whether it’s a new structure or a conversion of existing space. Front setback rules and site coverage usually decide whether a garage needs a full DA or can go through as complying development. Our garage draftsman draws the slab, framing and door openings alongside the site plan, so the drafting plan reflects what your council allows on that block.

Is a carport considered exempt development?

Sometimes, but it depends on size, height, position and how close it sits to the street frontage or a boundary. Go past those limits and council approval is needed before you build. Our carport draftsman checks your block against the current rules, then documents footings, framing, roof falls and setbacks so the drafting plan suits whichever path applies.

What is BASIX and do I need it?

BASIX is a NSW planning requirement that assesses the energy and water efficiency of new homes, renovations and additions above a certain size. Most DA and CDC applications for these projects need a BASIX certificate before they can be approved. Our draftsman factors BASIX requirements into the drafting service early, rather than as an afterthought, so the certificate and the plans line up without a redesign later.

Council Approvals Across Sydney, DA and CC

Council approval does not have to be confusing. With the right plans and the right advice, a development application or construction certificate moves through assessment without drama.

Every Sydney council reads its own planning controls slightly differently. We check your block against the local environmental plan and development control plan before design starts, so the drawings suit the rules that apply to your street, not a general set of assumptions.

From site analysis through to lodgement we handle the full process for both a DA and a CC. That means fewer requests for more information, fewer knockbacks and a faster path to construction. When the assessing officer calls, they call us.

You will always know what stage your application is at and what happens next. Council paperwork is our job, not yours.

Draftsman Sydney plans for a premium rear extension, alfresco and pool by Kingsley Design and Drafting

Custom New Home Designs

As your custom home designer, we turn a block, a budget and a brief into a full set of new home plans. Floor plans, elevations and sections are drawn around your site levels, orientation and the planning controls that apply to the land, so what you approve is what can actually be built.

Rear addition built from plans by a home extension designer Sydney homeowners trust at Kingsley Design and Drafting

Home Extension and Renovation Drafting

Ground floor additions, second storey extensions and whole home renovations are measured on site first by our home extension draftsman. The new work has to tie into your existing roof line, floor levels and structure, and that only happens cleanly when the existing conditions are drawn accurately before design starts.

Detached granny flat built from architectural plans by a granny flat designer at Kingsley Design and Drafting

Granny Flat Design and Drafting

Detached granny flats and secondary dwellings have to fit setbacks, site coverage, privacy and landscaped area rules before council will look at them. As your granny flat draftsman, we work to those numbers from the first sketch, then document the plans for either complying development or a full development application.

Finished backyard studio by Kingsley Design and Drafting outdoor building designer in a Sydney garden

Outdoor Building and Studio Drafting

Backyard studios, home offices, cabanas and workshops are drawn with slab details, framing, services and boundary distances. Some sit under exempt development, some need approval, and the size, height and position decide which. As your outdoor building draftsman, we work that out before the drawings start.

Finished swimming pool designs Sydney project by Kingsley Design and Drafting with glass pool fencing

Swimming Pool Design and Drafting

Pool applications get knocked back on the details, not the pool. As your pool draftsman, we document levels, excavation, barrier and fencing compliance, drainage and the distance to boundaries and structures, for new pools, pool renovations and the landscaping that goes around them.

Finished terraced block retaining wall designed by Kingsley Design and Drafting for a Sydney backyard garden

Retaining Wall Plans and Sections

Sloping blocks need wall sections, contours, surcharge loads and subsoil drainage drawn properly. As your retaining wall draftsman, we document single and terraced walls so your engineer can certify them and your builder can set out on site without reworking the levels halfway through the job.

Finished deck and pergola built from pergola draftsman Sydney plans by Kingsley Design and Drafting

Deck, Verandah and Pergola

Decks, verandahs and pergolas are drawn from site levels through to framing elevations and footing details. Setbacks, roof tie in, privacy to neighbours and structural spans are all decided on paper first by our deck and pergola draftsman, which is what keeps the build simple once the timber arrives.

Finished double garage design Sydney project drawn by Kingsley Design and Drafting beside a brick home

Garage Design and Drafting

New builds, conversions and garage additions are drawn to suit your driveway gradient, house style and street frontage. As your garage draftsman, we document the slab, framing, door openings and the front setback rules that decide where a garage is allowed to sit on your block.

Finished Sydney driveways concrete crossover and garage approach planned by Kingsley Design and Drafting

Driveway and Crossover Drafting

Driveways and vehicle crossovers are planned with gradients, transitions and levels that meet council and road authority standards. Get those wrong and cars scrape, water runs the wrong way, and the application comes back. As your driveway draftsman, we draw them right the first time.

Finished double carport in Sydney built from Kingsley Design and Drafting carport designer plans

Carport Design and Drafting

Attached and freestanding carports are documented with footings, framing, roof falls and the front yard setbacks your council applies. As your carport draftsman, we produce one drawing set that works for the approval and for pricing the job with a builder.

Finished kitchen built from plans by a kitchen designer Sydney homeowners trust at Kingsley Design and Drafting

Kitchen Design and Drafting

A kitchen only works if the measurements are right. As your kitchen draftsman, we draw floor plans, joinery elevations, appliance setout and services so the cabinetmaker, plumber and electrician all build from the same numbers. New kitchens and renovations both get the same level of detail before anything is ordered.

Ensuite built from plans by a bathroom designer Sydney homeowners trust at Kingsley Design and Drafting

Bathroom Design and Drafting

Our bathroom draftsman measures the room, then draws a plan your builder can price and your certifier can approve. Main bathrooms, ensuites and full wet area rebuilds are documented with waterproofing, falls, fixture setout and tiling dimensions, so the trades are not guessing on site.

Why Use a Professional Building Designer or Draftsman?

Plans are not a sketch and a hope. They are the instructions your builder prices, your certifier assesses and your council approves.

A new carport, a granny flat or a full renovation all go the same way when the drawings are thin. Missing details turn into variations, variations turn into cost, and a weak application turns into a knockback.

We draw plans that suit your site and meet the rules your council applies. The drawings are dimensioned and clear, so the builder knows exactly what to do, and we handle the DA and CC paperwork behind them.

That is what a building designer is for. Fewer hold ups, smoother builds, and plans that get approved.

Architect designed two storey Sydney home planned by building designer Kingsley Design and Drafting

Architect vs Building Designer

Both design homes. The difference is training, scope and fee.

An architect is university trained and registered, and usually works on complex, highly bespoke or heritage projects with full contract administration through the build. Fees commonly run as a percentage of the build cost.

A building designer is qualified in residential design and works to a fixed fee on the type of work most Sydney homeowners actually do. New homes, second storey additions, extensions, granny flats and outdoor living. We design to your budget and to the planning controls that apply to your block, then document it properly.

If you want a one off architectural statement house and the budget to match, use an architect. If you want a well designed home or addition, approved and buildable, without an open ended fee, a building designer is the better fit.

Building Designer or Draftsman, What is the Difference?

A draftsman draws. Give a draftsman a brief, a site and a set of measurements, and you get accurate, dimensioned drawings a builder can price and a certifier can assess.

A building designer does the thinking before the drawing. Where the extension sits, how the sun tracks across the block, how the roof line works, what the LEP and the DCP will let you build, how much floor area you can actually get out of the site.

Most jobs need both, and at Kingsley Design and Drafting you get both from the same person. We work out the design with you, then draft the full set for council and construction. On a straight carport or a garage that is mostly drafting. On a new home or a second storey addition, the design work is where the value sits.

Architect vs Draftsman

A draftsman produces the drawings. An architect produces the design and the drawings, and can run the project through construction.

Hiring a draftsman alone works when the design is already settled. You know the layout, the roof form and the finishes, and you need the plans drawn, dimensioned and lodged with council.

The gap shows up when nobody has checked the design against the site or the council controls. Setbacks, height limits, floor space ratio, privacy and overshadowing all decide what gets approved, and drawings alone will not solve them.

That is why we do both. Kingsley Design and Drafting handles the design decisions and the drafting, then takes the DA and CC paperwork through your Sydney council. Call us today to talk through your project.
